Short answer: DSCR (debt service coverage ratio) compares a property's income with its loan payment. Lenders commonly use rent ÷ PITIA for rental loans; FirstDoor also shows a stricter NOI ÷ principal and interest.

This free dscr calculator uses the same formulas as FirstDoor's full deal score. See exactly how each number is calculated on our methodology page, or learn more in the guide: What dscr do lenders want.

Frequently asked questions

What DSCR do lenders require?

It varies. Lender guides commonly describe minimums around 1.0 to 1.25, with 1.25+ getting better terms.

Why are there two DSCR numbers?

Lender-style DSCR uses gross rent over the full payment. FirstDoor's version subtracts vacancy, repairs and management first, which is more conservative.

How can I raise my DSCR?

Lower the price, put more down, get a lower rate, or document higher market rent.
